Application criteria
If you do not meet a line, we will tell you which one and whether a guarantor or a larger deposit fixes it. We will not take your fee and go quiet.
See what is availableIncome at 3x the monthly rent
Verified gross household income of at least three times the monthly rent. Two most recent pay stubs, or three months of bank statements plus the most recent tax return if self-employed. Housing vouchers and other lawful income sources count toward the threshold.
Credit score of 620 or above
A mid-score of 620 across the adult applicants. Between 580 and 619 we can approve with an additional deposit or a qualified guarantor. Medical collections are excluded from the assessment.
Two years of rental history
Contactable references from the two most recent landlords covering at least 24 months. First-time renters can qualify with a guarantor who meets the income and credit standard independently.
No eviction judgment in five years
No filed and adjudicated eviction in the past five years. A dismissed or settled filing is not an automatic decline and we will ask you about it rather than assuming the worst.
Background check, assessed individually
A criminal background check is run on every adult and assessed against the nature, seriousness and recency of the record, as fair housing guidance requires. We do not apply a blanket exclusion.
A decision in two business days
Applications are processed in order of receipt and every applicant receives a decision inside two business days, with the reason recorded in writing whether the answer is yes or no.
Applied identically to every applicant under the Fair Housing Act and the Arizona Fair Housing Act. Lawful sources of income, including housing vouchers, count toward the income threshold. Assistance animals are not pets.
What rent can you actually afford?
Two tests matter. Ours is the 3x gross income rule, which is what the application is measured against. Yours should be the 30 percent rule, which is what makes a tenancy comfortable rather than merely approved.

Move-in checklist
Six things in the week before you get keys. The first three are not optional under the lease.
Transfer the utilities
APS or SRP for power, the city for water and sewer, and your own internet. Proof of transfer is needed before keys are released, so do this three or four days out.
Take out renters insurance
The lease requires at least $100,000 of liability cover with the owner named as an interested party. It usually costs $12 to $22 a month and it covers your belongings, which the owner's policy does not.
Walk the condition report
Open the photographed report on your phone and add anything we missed within 72 hours. This is the single most valuable half hour of your tenancy and it is what protects your deposit.
Find the shutoffs and the filter
Water shutoff, breaker panel, and the air filter size. Filters are yours to change, and in a Phoenix summer a clogged one is the most common cause of a cooling call.
Save the emergency number
(602) 555-0178, answered by a person at any hour. Loss of cooling above 95F, water, gas or power is dispatched the same day.
Set up rent
Bank transfer is free, card carries the processor's fee, and cash at a retail partner is available if you are not banked. Rent is due on the 1st and late after the 5th.
How fast a repair gets handled
One written standard, applied to every property we manage. In a Phoenix summer, loss of cooling is a habitability issue, not an inconvenience.

Renewals, notice and your deposit
Arizona gives us 14 business days after move-out to return a deposit with an itemised statement. Here is the run-up to that, in order.
- 90 days before the endYour renewal offer arrives with the market comparables attached, so you can see the reasoning rather than just the number.
- 60 days before the endIf you are not renewing, this is usually when your written notice is due. The exact period is in your lease and we state it in the renewal message.
- 30 days before the endMove-out pack: the condition report from your move-in, the cleaning standard and the deposit process.
- Last day of the leaseMove-out inspection, photographed against your move-in report. You are welcome to attend and we would rather you did.
- Within 14 business daysDeposit returned with an itemised statement of any deductions, each with a dated before and after photo behind it.

Tenant questions
Applying, deposits, pets, repairs, renewals and moving out.
Gross household income of at least three times the monthly rent, a mid credit score of 620 or above, two years of contactable rental history, and no adjudicated eviction in the last five years. $55 per adult aged 18 or over. It covers the credit, eviction and background screening and it is not refundable, because the cost is incurred the moment the screening runs. We will tell you honestly where you sit in the queue before you pay it.
Arizona caps a residential security deposit at one and a half times the monthly rent. Most of our properties ask for between one month and that cap, and the exact figure is stated on the listing rather than revealed at signing.
Loss of cooling above a 95F forecast, loss of water, gas or power, sewage backup or an unsecure property is dispatched the same day, any day of the year. Urgent items are attended within 48 hours. Routine tickets are assigned within one business day and scheduled within three.
On most properties yes, subject to the owner's policy, which is stated on each listing. Pet deposits are typically $300 refundable per pet plus $25 to $35 per month in pet rent. Assistance animals are not pets: they carry no deposit and no pet rent, as fair housing law requires.
Ninety days before your lease ends, with the market comparables attached so you can see the reasoning. If you are not renewing, your notice period is in your lease and we will remind you of the date in the same message.
