Desmond wrote the triage standard that every ticket in the company is measured against, and he rewrites it every spring before the heat arrives. The current version treats loss of cooling above a 95F forecast as a same-day dispatch, which is more aggressive than the statutory minimum and is the single most common reason owners tell us they moved to us.
Before property management he spent six years in commercial facilities, which is where the vendor discipline comes from. Every trade on our list has a current licence and insurance certificate on file, checked annually, and he removes vendors who miss appointments twice.
He manages the team of property managers and handles escalations personally. If a repair has gone wrong twice, the third call reaches Desmond.
