Priya builds the comparable sets that our rent estimates are based on, and she is the reason those estimates come with a days-on-market figure rather than just a number. Her Tempe seasonality model is the one we quote to owners: a July vacancy leases in days, a January vacancy takes three weeks and roughly 6 percent less.
She owns the written screening standard and applies it identically to every applicant, which is both the fair housing requirement and simply the right way to do it. Decisions come back inside two business days with the reason recorded either way.
Priya also runs our leasing agent training. New agents shadow her for six weeks before they show a property unaccompanied, which is longer than the industry norm and shows in the feedback.
