Yes. Arizona requires owners of residential rental property to register it with the county assessor in the county where the property sits, and to keep the information current. We lodge and maintain it as part of management.

It depends on the city and it has changed in recent years, which is exactly why we track it per city rather than applying one rule. Where it applies we file and remit on your behalf and store the copies.

We action the notice the day it arrives and identify whether the cause is the tenant's or the property's. Tenant-caused fines are billed to the tenant under the lease. Property-caused ones are quoted to you for repair.

Yes, and the age restriction is applied as the association's recorded documents require, which is a recognised exemption under fair housing law. We verify the recorded restriction before advertising it.
