Thao runs client accounting. The trust account is reconciled monthly, client funds are never mixed with operating funds, and every repair invoice is attached to the statement it appears on rather than summarised into a line item.

She rebuilt the owner statement format in 2021 after listening to enough accountants complain about the old one. It now runs in the order an accountant reads: rent collected, fees charged, repairs paid with invoices attached, reserve balance.

The year-end pack, with the 1099 and the annual income and expense summary, goes out by 31 January every year. It has never been late, which Thao mentions rarely and deserves to mention often.
