Reading this submarket
South Scottsdale carries two rental markets on top of each other. The long-term market runs on 1960s and 1970s garden apartments and ranch houses. The seasonal furnished market takes a slice of that same stock off the board every winter for visitors who pay two or three times the monthly rate for three to five months.
That is why the concession pattern is inverted here. June is the soft month rather than December, because the seasonal units have returned to the long-term pool and the winter residents have gone. A long-term tenant signing in June has real leverage.
For owners the honest advice is to pick a lane. Furnished seasonal letting produces a higher gross and a far higher operating cost, needs different insurance, and carries different city rules.
