Reading this submarket
Arcadia sits between Phoenix and Scottsdale on the flat ground under Camelback Mountain, and it behaves like a separate market from both. Stock is dominated by single-storey brick ranches from the 1950s and 1960s on lots that would be subdivided anywhere else, which is exactly why they rent at a premium.
Demand is deep and stable rather than spiky. Sixteen days on market is a genuine average, not a headline: well-presented houses go in a week and tired ones sit for a month. Concessions are rare enough that offering one signals a problem with the property rather than the market.
Tenancies run long here. Our average is 27 months, and we see a meaningful number of four and five year tenancies in the larger houses. That length is worth more to an owner than the last $100 of asking rent, which is the argument we make at every renewal review.
