Overview

Placement only is for owners who are comfortable running their own property but want the vacancy filled properly. We take it from photography to signed lease and keys, then hand you a complete file and step back.

The screening standard is identical to the one we use on fully managed properties. We do not lower it because the file is leaving us afterwards, because a badly screened tenant is a problem you would live with for a year.

What is included

  • Rent pricing

    A comparable set of at least six recently leased properties within a mile, with adjustments for beds, baths, square footage, condition and month of listing.

  • Photography and listing

    Wide-angle photography, a floor plan sketch and listing copy written by a person, syndicated to the major portals and our own site.

  • Showings

    Accompanied showings seven days a week, including Saturday mornings, with written feedback after each one.

  • Screening

    The full standard: credit, 3x income, employment, two years of rental history, eviction search and criminal background.

  • Lease and move-in

    Lease preparation and electronic signing, deposit collection and trust accounting, key handover and a photographed move-in condition report.

  • Handover file

    Signed lease, application file, screening decision record, condition report, keys, deposit funds and tenant contact details, transferred to you within three business days of move-in.

How it runs, step by step

Five stages, each with a clear owner and a published timing. Nothing in this list depends on you chasing us.

  1. Price and prepare

    Comparable analysis, a short make-ready list, and agreement on the available date and the asking rent.

  2. Market

    Photography and syndication, typically live within three business days of the property being show-ready.

  3. Show

    Accompanied showings with feedback after each, and a pricing review if we are past day ten with no applications.

  4. Screen and decide

    Applications processed in order, decision inside two business days, with the reason recorded in writing either way.

  5. Sign and hand over

    Lease signing, deposit into trust, keys, condition report, then the complete file to you.

Tenant placement and leasing: questions

The things owners ask before they sign, answered the way we would answer them on the phone.

Our sample terms include a 90 day replacement guarantee: if a tenant we placed defaults inside 90 days, we market and re-place at no further placement fee. The guarantee covers the placement fee, not lost rent.

We hold it in a trust account until move-in, then transfer it to you with the handover file. From that point Arizona deposit rules are your responsibility, and we will walk you through them before we hand over.

Yes, and there is no second placement fee. We take over the file, write to the tenant, and start management from the first of the following month.

A correctly priced property in Phoenix averages seven to twelve showings before a signed lease. If we pass fifteen showings with no application, the issue is price or condition and we will tell you which.
