What we screen for
No guessing, no moving goalposts. If you do not meet a line, we will tell you which one and whether a guarantor or a larger deposit fixes it.
The full tenant hubIncome at 3x the monthly rent
Verified gross household income of at least three times the monthly rent. Two most recent pay stubs, or three months of bank statements plus the most recent tax return if self-employed. Housing vouchers and other lawful income sources count toward the threshold.
Credit score of 620 or above
A mid-score of 620 across the adult applicants. Between 580 and 619 we can approve with an additional deposit or a qualified guarantor. Medical collections are excluded from the assessment.
Two years of rental history
Contactable references from the two most recent landlords covering at least 24 months. First-time renters can qualify with a guarantor who meets the income and credit standard independently.
No eviction judgment in five years
No filed and adjudicated eviction in the past five years. A dismissed or settled filing is not an automatic decline and we will ask you about it rather than assuming the worst.
Background check, assessed individually
A criminal background check is run on every adult and assessed against the nature, seriousness and recency of the record, as fair housing guidance requires. We do not apply a blanket exclusion.
A decision in two business days
Applications are processed in order of receipt and every applicant receives a decision inside two business days, with the reason recorded in writing whether the answer is yes or no.
Applied identically to every applicant under the Fair Housing Act and the Arizona Fair Housing Act. Lawful sources of income, including housing vouchers, count toward the income threshold. Assistance animals are not pets.

The questions applicants ask before they pay an application fee.
Gross household income of at least three times the monthly rent, a mid credit score of 620 or above, two years of contactable rental history, and no adjudicated eviction in the last five years. Between 580 and 619 we can often approve with an additional deposit or a qualified guarantor. The full standard is published on the tenants page.
$55 per adult aged 18 or over. It covers the credit, eviction and background screening and it is not refundable, because the cost is incurred the moment the screening runs. We will tell you honestly where you sit in the queue before you pay it.
Arizona caps a residential security deposit at one and a half times the monthly rent. Most of our properties ask for between one month and that cap, and the exact figure is stated on the listing rather than revealed at signing.
Loss of cooling above a 95F forecast, loss of water, gas or power, sewage backup or an unsecure property is dispatched the same day, any day of the year. Urgent items are attended within 48 hours. Routine tickets are assigned within one business day and scheduled within three.
On most properties yes, subject to the owner's policy, which is stated on each listing. Pet deposits are typically $300 refundable per pet plus $25 to $35 per month in pet rent. Assistance animals are not pets: they carry no deposit and no pet rent, as fair housing law requires.
