Rent collection and owner accountingOverview
Rent is due on the 1st and late after the 5th, which is what the Arizona Residential Landlord and Tenant Act allows when the lease says so. Tenants pay by bank transfer, card or cash at a retail partner, and every payment posts to a ledger the same day.
Owner draws go out between the 10th and the 12th once the month's repairs have cleared. You get a statement showing rent collected, fees charged, repairs paid with the invoices attached, and the reserve balance, in that order.
What is included
Multiple payment rails
Bank transfer at no cost to the tenant, debit or credit card at the processor's fee, and cash at a retail partner for tenants who are not banked.
Arrears handling
A reminder on the 2nd, a call on the 4th, the statutory five day notice on the 6th if nothing has landed, and a documented trail throughout.
Trust accounting
Client funds held in a dedicated trust account, reconciled monthly, never mixed with operating funds.
Owner statements
A monthly statement with every invoice attached as a PDF, plus a rolling twelve month cash flow view in the owner portal.
Reserve management
A maintenance reserve you set, usually $400 to $600, topped back up from rent each month so small repairs never wait for a transfer.
Year-end pack
1099 and an annual income and expense summary by 31 January, in a format your accountant will not have to rebuild.
How it runs, step by step
Five stages, each with a clear owner and a published timing. Nothing in this list depends on you chasing us.
Rent due
Due on the 1st. Tenants get an automatic reminder on the 28th of the prior month.
Grace period ends
Late after the 5th under the lease. Late fees applied exactly as the lease states, never improvised.
Arrears process
Reminder, call, then the statutory notice on the 6th. Every contact is logged and visible to you.
Repairs cleared
Vendor invoices for the month are paid and posted between the 6th and the 9th.
Owner draw
Funds released between the 10th and the 12th with the statement and all invoices attached.

Yes, late fees are retained toward the cost of the collection work, and that is stated plainly in the management agreement rather than buried in it.
Yes. The owner portal shows the live ledger, not a monthly snapshot, including payments received, invoices pending and the current reserve balance.
